South Lathrop Specific Plan - Tripoint Logistics Center

 

The South Lathrop Specific Plan (“SLSP”) area consists of approximately 315 acres of former agricultural land located South of State Route 120 at the Yosemite Avenue off-ramp in the City of Lathrop, CA.

The history of changing the land use from agricultural land to light industrial entitled land took place in July of 2015 when the City Council, based on recommendations from City Staff, approved the South Lathrop Specific Plan, General Amendment, Zoning Amendment, Development Agreement, Vesting Tentative Map, and Site Plan Review. The SLSP area was subsequently annexed to the City of Lathrop by action of the Local Agency Formation Commission on June 14, 2016 and subsequently a separate updated Vesting Tentative Parcel Map to create 8 parcels of developable land was approved in April of 2016. This was followed shortly thereafter with approval of a Site Plan Review for the project to be named, South Lathrop Commerce Center (“SLCC”), and providing for the construction of 6 light industrial warehouse/distribution buildings totaling 4.5 million square feet.

Recent activity includes the sale of the project to South Lathrop Land, LLC, a joint venture with Crow Holdings Industrial and major financial services institution and their application to the City for a Site Plan Review for Phase 2 of the development of SLCC adding 4 warehouse/distribution buildings and increasing total developable square footage to 4.85 million square feet.

Construction of the SLCC is under way with infrastructure and roadway improvements along with a 1.2 million sq. ft. building to be occupied by Wayfair. These improvements are anticipated to be completed in the next 30 – 60 days with the opening of the Wayfair building. SLCC was recently rebranded as the TriPoint Logistics Center (TPLC). Crow Holdings Industrial and their financial partners have made a significant investment in development of TPLC and will continue to construct new buildings over the upcoming years until reaching full build-out of the project.
